HOA & property management

Ongoing structural support for condominium boards, HOAs and property managers — from one-off opinions to reserve study input.

What boards engage us for

  • Structural integrity inspections — visual, non-invasive surveys of common areas, lobbies, garages, and exposed building elements.
  • Reserve study input — engineering review of structural-system condition and likely capital expenditures over the planning horizon.
  • Recurring portfolio reviews — annual or semi-annual walk-throughs across a managing agent's holdings.

How we work with boards

  • We engage through the board or managing agent — not directly with individual tenant-owners — to keep scope and communication clean.
  • We provide letters and reports addressed to the board, with a one-page summary suitable for distribution to residents when appropriate.

What we won't do

  • Mediate between owners. Make findings outside our visual scope. Provide assurances about concealed conditions we have not inspected.

Our standard site visits are visual in nature and limited to readily accessible and visible conditions at the time of review. Concealed conditions, covered framing, underground elements, and inaccessible areas are excluded unless specifically included in the scope. Written reports, letters, calculations, and signed/sealed drawings are separate services unless expressly stated in the proposal.
