What's included
- A licensed engineer walks the accessible portions of the property with you, makes notes on visible conditions, and takes photographs of areas of concern.
- Visual review of cracks, settlement, sagging, framing distress, deterioration and observable movement.
- Verbal recommendations on site about what we're seeing, whether it warrants follow-up engineering, and what a written deliverable would look like if you need one.
What's not included
- Concealed framing, underground elements, and inaccessible areas.
- Destructive testing or opening of finishes — these can be coordinated as a follow-up if needed.
- Written reports, signed and sealed letters, calculations, or drawings — all quoted as separate scope.
When a site visit is right
- You've noticed a crack, sag, or settlement and want a professional eye before deciding what to do.
- You're buying or selling property and want a structural review before close.
- Your contractor or board is asking for an engineer's opinion before they proceed.
- You're planning an alteration and want to confirm what is feasible before paying for drawings.
Our standard site visits are visual in nature and limited to readily accessible and visible conditions at the time of review. Concealed conditions, covered framing, underground elements, and inaccessible areas are excluded unless specifically included in the scope. Written reports, letters, calculations, and signed/sealed drawings are separate services unless expressly stated in the proposal.
