The four most-requested letters
- Structural opinion letters — a narrative review of conditions observed during the visit, with recommendations.
- No-structural-impact letters — confirming that a proposed alteration does not affect the building's structural system.
- Load capacity letters — confirming the floor or roof can support a specified live or equipment load.
- Vibration & comfort threshold opinion letters — qualitative review of perceived movement or serviceability concerns.
What you'll receive
- A signed and sealed PDF letter from a licensed Professional Engineer, addressed to whoever needs to receive it — landlord, board, DOB, lender, or building department.
What it does not cover
- Drawings, calculations packages, or destructive testing — these are quoted separately when required.
- Conditions concealed at the time of review, unless we agree in advance to open them up.
Our standard site visits are visual in nature and limited to readily accessible and visible conditions at the time of review. Concealed conditions, covered framing, underground elements, and inaccessible areas are excluded unless specifically included in the scope. Written reports, letters, calculations, and signed/sealed drawings are separate services unless expressly stated in the proposal.
